This blog will provide you with everything you ever wanted to know about mortgage and lending but were afraid to ask. &lt;br /&gt;&lt;/p&gt;&lt;p&gt;I am currently a Senior Loan Officer for Pacific West Financial in San Francisco, California. I was licensed by the State of California in January of 2003 and, after a brief stint doing 1031 exchange properties nationwide, have been helping people and companies get loans to purchase property and  providing refinance strategy after the property is owned—simply if you are looking to buy or refinance a property I can help you. I specialize in jumbo loan amounts (I'll explain what they are in a later post), mixed-use properties, and major metropolitan area commercial property. &lt;br /&gt;&lt;/p&gt;&lt;p&gt;I love my job and one of the reasons I do is because mortgages and real estate backed lending is &lt;em&gt;really&lt;/em&gt; simple. Now, I can visualize a number of you readers recoiling in horror after reading my last comment. Perhaps you have had one or more bad experiences with mortgage brokers or lenders. Maybe you thought that getting a mortgage was the single most stressful event you've endured recently. Possibly you'd rather go to the dentist than even think about the hassle you associate with getting a mortgage. Everything you've experienced or heard about getting a mortgage or refinancing a mortgage leads you to believe you'd rather be doing something entirely unpleasant. In my experience mortgage and lending becomes a giant hassle when a potential borrower doesn't get the information they need to be a participating factor in their mortgage process.&lt;br /&gt;&lt;/p&gt;&lt;p&gt;I, frankly, didn't know very much about mortgages and lending when I first started being a mortgage broker. Fortunately, it is a commission-based job and the mediocre are quickly weeded out. I learned very quickly what my job was in the process and what the borrower's job was—neither of us could get a loan without the other. And, pardon the cliché, it takes two to tango. Having the borrower be an integral part of the process was at the time fairly revolutionary. I decided to crack open the doors to the vault of arcane knowledge that mortgage brokers covet and educate my clients. Prop 8 is currently on the ballot in California and, briefly, it will amend California’s constitution to define marriage as an act between men and women. However, the question many ask is why organized religion opposes gay marriage.&lt;br /&gt;Organized religions are big businesses that tell their customers how to live. All organized religions have policies and procedures guide. The Bible, The Koran, The Old Testament, and The Talmud are all well-known examples of policies and procedures guides. One of the policies that they all share is that it is good to propagate and that not propagating is bad. When a customer propagates, they spread the religion’s policies and procedures and bring new customers to a religion. There are numerous ways to propagate, missionary work, conversion, charitable works, but the easiest way to propagate is to have children.&lt;br /&gt;Children do not have to be ministered to, or converted, and charity given to the children of existing customers is a sound investment. Religion likes children, historically they are smart money, and they want new customers. Children are the easiest way for them to get new customers. Therefore, it is important for religious organizations to promote childbirth among the customers they already have without breaking any of the policies and procedures already in place. They do this by promoting marriage between a man and a woman or in the case of the Church of Jesus Christ of Latter Day Saints man and women.&lt;br /&gt;Marriage is a great product. There are many benefits associated with marriage. Organized religion developed marriage for customers who will produce more customers. Gay people do not easily produce new customers. Religion sees no benefit in gay marriage and so opposes it. Why should gay people be able to enjoy such a great product when the manufacturer does not see any profit?&lt;br /&gt;Organized religion does not want to see one of their best selling products going generic. They will fight tooth and nail to protect their product. It is a dark, barren, and population intensive area characterized by a pervasive sense of personal doom and ennui. The streets signs are gone or point out the wrong ways. Imagine growing up in a strange city, a dangerous slum, where no matter how good your sense of direction may be; you are always lost and alone. Welcome to the Existential Vacuum, it is the place where we live, only the strong survive.&lt;br /&gt;The citizens of the Existential Vacuum, trapped in their environment, have no instinct that tells them what they have to do and no precedent that tells them what they ought to do. They usually do not even know what they wish to do; they are looking for leadership. Unfortunately two gangs of thought, conformism and totalitarianism, have taken over the streets of Existential Vacuum, they offer an easier way to live.&lt;br /&gt;Conformism, the older of the two gangs, founded on the suspension of an individual's self-determined actions or opinions in favor of obedience to the policies and procedures of one's peer-group, or deference to the imposed rules of a powerful individual, is the practice of "going along and getting along" with people who appear to be more powerful. The members of the Conformist gang are individuals and small groups that do best by blending in with their surroundings and by doing nothing eccentric or out-of-the-ordinary in any way. Those people in the Conformist group do what they think other people want them to do.&lt;br /&gt;Totalitarianism, the newer thugs, sprang from the loins of the conformist group. It was founded on the idea that one strong person or group controls nearly every aspect of public and private life; these guys can be tough cookies. This gang remains in power by means of an official all-embracing set of principles. They rigidly control all the information their group receives, and brutally cracks down on the EV citizens that would criticize the leader or group in control. The people in the Totalitarian gang do what other people want them to do—or else. The totalitarians depend upon the conformist in order to thrive.&lt;br /&gt;Like any group of thugs, the Conformism and Totalitarian gangs need the support of people like you and me in order to survive. We need to rid our neighborhood of these gangs before we can make it a better place.&lt;br /&gt;Here are some simple steps that you can take to break the cycle of thinking and help destroy the gangs that are ruining our neighborhood.&lt;br /&gt;1. Do think for yourself. Do not jump off the bridge because all of your friends are jumping.&lt;br /&gt;2. Do question authority. Would you jump off a bridge because someone told you to?&lt;br /&gt;3. Do not be afraid to speak up. You opinion matters, most of all to you, and that is important.&lt;br /&gt;4. Do trust yourself. At the end of the day, the only opinion about you that matters is your own.&lt;br /&gt;Remember that living in the Existential Vacuum is confusing and the only way to move out of the neighborhood is by thinking clearly and trusting yourself. By gaining the silent agreement of a hostile audience with a well-crafted Yes Set, it installs in the minds of your listeners the notion that, while they may not agree with you, they agree with you. This is an important element in the process of attitude modification.&lt;br /&gt;A Yes Set is a technique used in advertising in which a series of universally “true” questions or statements contrive to provoke a pattern of agreement. They are normally found in a series of five question/statement sets that are universally true and should invoke the viewer or reader to answer with a resounding YES! And then followed by a suggestion, request, or proposition. For example:&lt;br /&gt;1. Water is necessary for life. YES!&lt;br /&gt;2. Humans need clean drinking water. YES!&lt;br /&gt;3. Unfortunately, water from most home taps frequently is chemically treated. YES!&lt;br /&gt;4. Is your health important to you? YES!&lt;br /&gt;5. Do you want to live healthier? YES!&lt;br /&gt;THEN:&lt;br /&gt;“Buy Very Clear bottled water, it is better for you.”&lt;br /&gt;The theory behind Yes Sets is that by bringing forth internal or verbal agreement, you build a sympathetic and accessible state of mind in your target audience. It assumes that listeners, after having gone into an agreement frame of mind, will experience conflict if they break the yes pattern. Persuaders prey upon the viewer’s lazy thinking, significantly enhancing the effectiveness of Yes Sets.&lt;br /&gt;For the more aware viewers there is a variation of the Yes Set called the Yes Plus Set. The Yes Plus Set anticipates that some viewers are paying attention and introduces what is described as agreement by negation, a No/Yes response. This works the same way as a Yes Set but adds a No/Yes element. Yes Plus Sets can be used to break the ice in a group of students. For example:&lt;br /&gt;1. This is a large group. YES!&lt;br /&gt;2. Some of us do not know our neighbors. YES!&lt;br /&gt;3. We do not like working with strangers. NO! We should all be acquainted. YES! (NO!/YES! Response)&lt;br /&gt;4. Being on a first name basis with your neighbors is more comfortable. YES!&lt;br /&gt;5. Friends are easier to work with. YES!&lt;br /&gt;6. I see we all agree. YES!&lt;br /&gt;THEN:&lt;br /&gt;“Let’s do some introductions.”&lt;br /&gt;Now you know what a Yes Set is. Pay attention to what you watch on TV. Listen carefully to radio announcements. You do not want advertisers or politicians unduly influencing your mind. You are a smart, aware human being.
